June 2026 Real Estate Market Update

Home sales remained steady in June across the London and St. Thomas area. Inventory stayed elevated, buyers continued to have more selection, and pricing varied noticeably by area and property type.

CREA generally considers 45% to 65% to be balanced. June came in just below that range, similar to May’s 42.8%.

Inventory remained stable

Months of inventory was 4.6 in June, compared to 4.4 one year earlier. More inventory usually gives buyers more choice and puts more pressure on sellers to price accurately.

Pricing moved lower

The average price was $606,614 in June. This was lower than May’s $662,292 and April’s $618,665, showing that monthly averages can shift with the mix of homes sold.
